701 Dexter

DESIGNER: ZGF Architects

INSTALLER: FLYNN

FABRICATOR: DISSIMILA METAL DESIGN

FACADE AREA: 70,000 SQF

MATERIAL: Weathered Steel Panels

SCOPE: Dexter is a 12-story office tower with prominent visibility in its urban context, offering direct sightlines to the Seattle Space Needle and the Frank Gehry–designed Museum of Pop Culture. The façade is composed of high-performance glazing and weathered steel cladding panels. The steel panels are fabricated in multiple profiles and integrated through a comprehensive jointing strategy that maintains alignment and continuity across wall surfaces, soffits, sills, and parapets.

The cladding system is supported by a secondary sub-framing grid of thermally broken green girts, which contribute to the overall energy performance of the envelope. To validate constructability and design intent, the project team undertook an extensive coordination process, including the development of detailed 3D digital models, 2D fabrication drawings, and a full-scale visual mock-up, ensuring precision in both performance and appearance.
